In Bali a yearly rent is paid upfront, and so is the deposit. Pick a villa to see what leaves your account on the day you sign.

The deposit comes back at the end of the contract if there is no damage. The amount and the conditions are the owner’s; get them in writing.
Because the year is paid upfront, the order matters: visit, defect list, notarised contract, and only then pay. Pay by bank transfer to the account of the person who signs, and keep every receipt.
