Twelve things to check before you sign a yearly lease in Bali

Photos show the pool. They do not show the water pressure, the building site next door or who actually owns the villa.

Villa Oasis — Kitchen

A year is a long time to live with a problem you could have spotted in an hour. This is the list we take to every villa.

In the house

  • Internet: run a speed test, upload included.
  • Water: open two showers at once and time the hot water.
  • Power: ask for the contracted wattage. It decides how many air conditioners can run together.
  • Damp: look at ceilings and the backs of wardrobes, and ask about the rainy season.
  • Roof and drains.
  • Pool pump and filter.

Around the house

  • Building sites within 200 metres, and when they finish.
  • Noise at night, not just at midday.
  • The access road: can a car get in, and does it flood?

On paper

  • Who is signing: the owner, or someone with written authority from the owner.
  • What the contract says about repairs, subleasing and the deposit.
  • How and when each payment is made, and what receipt you get.

If you are not in Bali

Ask for a continuous video walk-through rather than edited clips, and for measurements with a date. That is what our report is for.
